Maldives overwater villa pricing spans a wide band. Entry-luxury resorts (Anantara Kihavah, Conrad Rangali) start around £650–£900/night for the base overwater category; premium resorts (Four Seasons, St Regis, Joali) £1,100–£1,900; ultra-luxury (Soneva Jani/Fushi, Cheval Blanc Randheli, Velaa, Waldorf Astoria Ithaafushi) £1,900–£4,000; overwater residences and private-island buyouts £4,500–£10,000+/night. Seaplane transfers, half-board and taxes push the all-in figure higher.
Maldives overwater villas cost from around £650/night at entry-luxury resorts to £1,500–£5,000+/night at Soneva, Cheval Blanc, Velaa and Joali. A 7-night stay for two in a premium overwater villa runs £15,000–£25,000 all-in with flights and seaplane; ultra-luxury £30,000–£70,000+.

Entry-luxury resorts (Anantara Kihavah base overwater, Conrad Rangali water villa) start around £650/night in shoulder season. Cheaper Maldives resorts exist, but not at genuine luxury standard — Apsley's minimum recommendation is the Anantara/Conrad tier for water villas.
A week for two in a 1-bedroom water villa with half-board and seaplane transfers runs £22,000–£40,000 depending on season. Add £6,000–£12,000 for Christmas–New Year. The private-island 4-bedroom Soneva Secret from £4,500/night (£32,000+/week base).
Not typically — they're a separate line, £400–£700 pp return for most resorts. Seaplanes fly daylight-only. Very late arrivals often need a Malé stopover (Hulhulé Island Hotel or St Regis Vommuli's speedboat) and next-morning seaplane, at additional cost.
At Anantara, Joali and Waldorf Astoria all-inclusive is often excellent value — access to multiple restaurants and premium spirits. At Soneva, Cheval Blanc and One&Only, half-board with à la carte dinner usually wins because the tasting menus sit above the AI ceiling.
Highest: Christmas–New Year (+40–80%). Second-highest: Feb, Chinese New Year, Easter, August half-term. Lowest: mid-May to mid-October (monsoon shoulder), roughly 25–35% below peak on the same villa.
9–14 months for Christmas–New Year and February half-term. 4–6 months otherwise. The best villas at Soneva Jani and Cheval Blanc sell out a year ahead for peak weeks.
Common on 9+ night stays. A typical pairing is Soneva Fushi (reef-front bungalows) + Soneva Jani (overwater villas), or Cheval Blanc Randheli + Joali. Speedboat or seaplane transfers between resorts; we arrange the logistics as one booking.
